Rates and access

The standard planning rate for Tucked Away Oasis is $140 CAD per night plus $99 cleaning per stay, before applicable taxes. Availability and guest capacity require review. Two locked storage rooms on the main floor are excluded from access. No smoking inside or in front of the property. Checkout is 10 a.m.; arrival arrangements are confirmed individually.

Planned short-stay payment terms

Once direct payments are enabled, the proposed schedule is 50% of the stay total at acceptance and the balance 7 days before arrival. Bookings within 7 days of arrival require full payment. A separate $300 refundable damage deposit for qualifying short stays is due 48 hours before arrival, or immediately for last-minute bookings. These payments are not being collected on this site.

Planned cancellation schedule

• Within 24 hours of confirmation, if arrival is at least 7 days away: full refund.
• At least 7 days before check-in: full refund.
• From 48 hours to less than 7 days before check-in: 50% of accommodation charges refunded, plus the unused cleaning fee.
• Less than 48 hours before check-in, or no-show: accommodation non-refundable; unused cleaning fee refunded.
• If management cancels or cannot provide the property: full refund of amounts paid.

Damage deposits are returned when no stay occurs. Taxes are refunded or adjusted as required. Deadlines use the agreed check-in time in America/Toronto. If cancelled nights are rebooked, an additional accommodation refund is offered up to the amount recovered, capped at the original accommodation payment. Early departure and extended-stay terms require separate agreement, subject to applicable law.

Planned damage-deposit handling

For eligible short stays, the proposed deposit is returned within 48 hours of checkout and inspection when there is no issue; bank processing can take longer. Any deduction must reflect reasonable documented guest-caused damage, missing items or cleaning beyond ordinary turnover, with an itemized explanation and evidence. Normal wear and routine cleaning are excluded. The undisputed balance is returned. Longer residential arrangements require separate review and this deposit is not automatically applied.

Airbnb and Vrbo reservations

Bookings made on Airbnb or Vrbo follow that channel’s accepted payment, cancellation and other terms. Platform prices and availability are not synchronized with this site. Verify final totals on the chosen platform.

Inquiry privacy notice

Underground Estate Stays uses your name, email, preferred dates, guest count, budget, stay purpose and message to review and manage your accommodation inquiry. These details are stored in the site’s database and are accessible to authorized management. Relevant details may be shared with the property owner to assess your request. Do not submit payment credentials, identity documents or sensitive personal information through the inquiry form.

A private tracking link is generated when an inquiry is saved. Bearer tracking links show only the reference, status and last update. Personal details and estimates require verification through the same-email sign-in or a short-lived, single-use email recovery link when delivery is configured. Keep private links and downloaded summaries confidential. Email submission and failure status are reported honestly; delivery is not currently connected. Device-local saved stays and planning preferences are stored only in your browser; remove them through your browser’s site-data settings.

For access, correction or deletion requests, submit a new inquiry identifying the previous request reference and your request. Management will verify the request before disclosing or changing records. Inquiry data is used for accommodation administration, not automatically enrolled in marketing. External booking and map websites have their own privacy policies.
